6 Forget-Me-Nots For Your Listing

Here's what to say and not to say when you are selling your home!




A picture might be worth a thousand words, but the right phrasing in a home listing can make a big difference in how fast a home may sell and how much a seller may get for it.


The right description can get your home a second look; the wrong one can sour buyers on the property in a matter of minutes.  So choose your words wisely. 'Say the Right Thing!'



CAPTURE YOUR AUDIENCE:

1. Highlight unseen amenities.  The data fields on a listing that can tell you how many bedrooms and baths a house has, but they won't tell you the whole story.  The photos won't do the trick either. 

The description is the place for things that aren't obviously seen in the properties details.  Important amenities such as an oversized garage or great views should be played up in the write-up.

2.  Be specific.  You don't just want to say 'beautiful remodled kitchen' in the property description.  Instead specify features and brands that perspective buyers are familiar with.

Give as many details and facts about a property that you can.  Include updates, new roof, his and her closets, a finished basement and masterbedroom in the downstairs. 

3.  Use the right adjectives.  Be careful to not use to much 'fluff' as it can be off-putting.  Use descriptive words sparingly. And choose the words that give the most 'punch.'

This doesn't mean that every room in the house needs a descriptor, but if it fits the bill use it.

Make sure not to exaggerate. It is not good to build the buyers up by an exaggerated description to find later it is not as it was described in 'real life'.

4.  Good grammer is mandatory.  Bad grammer and spelling can be a huge turn off.  It sends the message that the seller doesn't have good agent representation. 

Also be careful with abbreviations that people might not understand.  Agents may use 'WBF' for an abbreviation for wood - burning fireplace, many buyers may not have a clue what that means.

5.  Provide motivation.  The phrase 'Priced to Sell' or 'Good Buy'  can bring incentive to buyers even if it is priced comparable to others in the area.

6.  Tout lifestyle.  Buyers are motivated by emotion.  Their home is a place where they will create memories.  So give them a hint what those memories might be.  How would they enjoy this home and it's features.  'Relax with a glass of lemonade on the custom deck overlooking the beautifully landscaped backyard.'

Just remember to deliver the biggest selling points in the first couple of lines, and you will be sure to capture the interest of prospective buyers.  So use these tips to 'Say the Right Thing!'
